1. Preparing the Home
Staging is a small investment that could be worth thousands in your pocket that we include with all our listings!
Statistics show that a professionally staged home will sell for more money in less time and therefore we include this service for all our listings. We hire a professional stager and provide you with a free consultation and "Showcase" staging service to ensure your home is presented in the best possible way.
Accredited Staging® Professionals use a proven set of guidelines and do a thorough inspection to evaluate the home’s market appeal, indoors and out. The initial consultation includes a room-by-room walk through to identify all possible issues regarding cleanliness, clutter, repairs and furniture re-arrangement. The stager will then provide a written report with some possible to-do's. Once your list date has been set, the stager will return a couple days prior to "Showcase" stage your home (should you decide you want the service). The stager may bring in art, bedding, towels, pillows, vases, etc. They will also move and arrange furniture accordingly.
2. Professional Photography & Video
Images of your home are the most important factor in generating interest in your property!
Professional photos of your property, properly marketed, will be the single biggest driver of in-person showings. Buyers decide online whether they want to see a property based on the images presented. Our marketing team uses the highest quality cameras and equipment to capture your home's best features. We arrange, process and edit all photos and video in-house and therefore ensure the most vibrant and attractive marketing materials. We can also quickly capture new images or video with the change in weather or any new improvements done after listing.
Aerial Drone & Steadicam Technology
Real estate marketing is constantly evolving and we are committed to being at the forefront of it all. In order to stay cutting edge in the industry, we’ve invested heavily in aerial drone and steadicam equipment that ensures our listings stand out from the rest.
These two tools combine to enhance our virtual tours, creating a sense of excitement and flow to videos. By utilizing drone and steadicam technology, potential buyers are able to observe the lot from above, see a unique perspective of the front and rear yards and get a sense of the flow of the home. It’s all about engaging the buyer online - and we have that covered.

With over 92% of home buyers starting their search online, your listing needs the most exposure possible to generate attention from the greatest amount of qualified buyers!
The public MLS is a good start, but internet marketing for homes does not stop there. Sites like homefinder.ca and househunter.ca are becoming more and more popular and Google searches for particular neighbourhoods are also on the rise.
Internet exposure needs to be at the forefront of any marketing campaign. Your listing gets multiple posts to the Public MLS with the maximum number of photos, virtual tour and in-depth description. Your listing is also posted to YouTube, Facebook, Instagram, Kijiji, Craigslist and over 50 other websites.
4. Customized Feature Sheets
Many Buyers will look at 5 or more properties in one day. We give them something that will leave a lasting impression.
Your home deserves to be shown in the best light possible and having stunning feature sheets for prospective buyers to take with them does just that. Striking professional photos, effective wording and detailed information gives the buyer a reason to discuss your property further. All feature sheets are prepared and delivered within 24 hours of listing, if not in advance.
5. Pricing Your Home Properly
We have pricing strategies for all types of properties and market conditions that get results!
Pricing your home right is imperative. Properties generate the most interest when they first hit the market and therefore the right pricing strategy will generate the most interest. Serious buyers who are willing to buy now will pay the most for your property. At any given time, there is a buyer pool waiting for the right property to hit the market. These are the Buyers willing to compete and pay top dollar for the property they want.
We implore pricing strategies suited to the current market and your type of property including holding offers, extended irrevocable time or Seller offer to Buyer. With our experience and market knowledge we will have the right strategy for your property.
6. Showing Feedback
Receiving constructive and knowledgeable input from REALTOR®’s who have shown your home is invaluable
Once your property is on the market, we are constantly researching and evaluating the marketability of your listing. One key component often overlooked by many Realtor®s is showing feedback. By collecting and recording feedback from showing agents and buyers, we able to assess any issues with the property and can address them accordingly. We are also able to track interested buyers and keep them updated on the status of your listing.
We provide you with regular feedback as received. We have a good relationships with many local Realtor®s and have a high response rate from our feedback requests.
We are FULL members of the Oakville Milton Real Estate Board (OMDREB), the Toronto Real Estate Board (TREB) and the Realtors Association of Hamilton Burlington (RAHB) which allows up to post your listing to all three real estate boards and reach over 40,000 Realtor®s in southern Ontario
We have an extensive network of fellow Realtor®s that we have built positive relationships with over the years. Our database of over 400 local Realtor®s will receive your listing emailed to them. We also send your listing out to the over 100 agents within our own brokerage, Century 21 Miller.
8. Open Houses
We believe any exposure is good exposure and therefore open houses can be a good avenue to get new buyers through your home. Open houses will add market exposure by allowing buyers who may on the fence to see your property. It also opens up the door to buyers who have been through with their agent another chance to come back and have a free and open look. Open houses are always promoted and advertised on numerous websites such as Realtor.ca, Century21.ca, Jamiesells.ca, youraddress.com, vieirateam.com, etc. We also put out “Open House” signs well in advance to stir up interest.
Agent open houses are held on a predetermined day for your neighbourhood. This open house allows agents to preview your property for their prospective buyers and gives us a chance to get feedback on price and decor. Agent open houses are normally held in the mornings between 10am-12pm and are generally only done at the beginning of the listing.
9. Print & Outdoor Advertising
We believe in the power of outdoor advertising. We advertise on billboards, public transit, rink boards in community arenas and in our storefront office. All these advertising vehicles drive traffic to our successful websites which promote your listing. We also believe strongly in direct mail where we promote your listing with “Just Listed” postcards to thousands of homes.
